Hurricane shutters protect against wind and debris, not flooding β so flood zone designation doesn't change their value much. A Category 3 or higher storm generates enough wind pressure to breach standard windows, which depressurizes your home and dramatically increases roof and structural damage. Watch for vague line items like "hardware," "anchoring," or "extras" that get added after the initial number. A reputable contractor will quote per opening, all-in, with permits included. If permit fees are listed as a separate add-on, that's worth clarifying upfront.

Your insurer may also have preferred contractor partnerships that come with financing options.
Products & Installation
Accordion shutters fold flat against your window frame when open β deployed by unfolding two panels that meet in the middle and engage a locking bar. They're permanently mounted and very fast to deploy (roughly 30 seconds per opening). Roll-down shutters coil into a compact housing box mounted above the opening, operated manually with a crank or strap, or via electric motor. They're cleaner-looking when stored but have a more visible housing above each opening. Both achieve similar wind and impact protection ratings, and both qualify for comparable insurance discounts. The choice often comes down to aesthetics, motorized preference, and HOA rules.
Most residential installs are complete in one to two days, depending on the number of openings and product type. A typical 3-bedroom Cape Coral home with 12β16 openings β accordion or roll-down β takes a two-person crew one full day. Storm panels install faster since there's no track-mounting complexity, though they take longer to deploy by hand each season. Impact windows take longer and may require multiple trips if custom glass is on order. We'll give you a realistic timeline when we quote the job β never a vague "a few days."
Yes, for permanent systems. Lee County requires building permits for accordion shutters, roll-down shutters, and impact window replacements. Storm panels and fabric systems may not require a permit in all jurisdictions, but it depends on the specific municipality (Cape Coral, for example, has its own permitting office separate from the county). We handle the permit application, fee, and inspection scheduling as part of every permanent install β it's included in your quote, not added afterward. Unpermitted shutters can create issues during home sales, insurance claims, and roof inspections, so we never skip this step.
Miami-Dade County developed some of the strictest building codes in the country for wind and impact resistance following Hurricane Andrew in 1992. A product carrying a Miami-Dade NOA (Notice of Acceptance) has been independently tested to withstand large missile impact at high wind speeds β the most rigorous standard in Florida. Florida's statewide building code requires Miami-Dade or Florida Product Approval (FPA) for all hurricane protection installed in High-Velocity Hurricane Zones (HVHZ), which includes Miami-Dade and Broward counties. Outside the HVHZ β including Lee and Collier counties β Florida Product Approval is required. All products we install carry Miami-Dade NOA, Florida Product Approval, or both.
After Installation & Insurance
Very little. Rinse accordion shutters with fresh water and mild soap once a year β salt air in Southwest Florida accelerates corrosion if left untreated. Lubricate the hinges and bottom track once per season with a silicone-based spray (avoid WD-40, which attracts dirt and grit). Check that the center locking bar seats fully when deployed and that the anchoring hardware is tight. Most accordion shutters installed correctly will last 20β30 years with this minimal upkeep. If a panel or hinge shows wear, we can source replacement parts for most major brands.
After your shutter installation is complete and the permit is closed, hire a licensed home inspector or general contractor to perform a Wind Mitigation Inspection. They'll document your shutter type, opening coverage percentage, roof shape, roof deck attachment method, and roof-to-wall connection β all factors that affect your insurance discount. For impact windows, the glass manufacturer's warranty (usually 10β20 years) covers defects but not storm damage β that falls under your homeowner's policy.
Storm panels are technically DIY-deployable after a professional has installed the tracks and anchoring hardware β and some handy homeowners do install them from scratch. However, accordion and roll-down shutters must be mounted into the structural frame of each opening using the exact fastener pattern and spacing specified by the product's tested installation method. Deviating from this voids the product's Florida approval, which means the shutter may not meet code even if it looks correct, and your insurance claim could be denied if the shutter failed due to improper installation. In Lee County, permanent systems also require a licensed contractor to pull the permit. The liability isn't worth the savings.
